Debut – Stylish Sustainable and Attainable



Redrow launched the first scheme of its groundbreaking and innovative Debut product in May 2005.

Debut embraces the key principles of sustainability and schemes in Rugby, Chorley and Castle Vale in Birmingham have already achieved Eco-Homes ‘Excellent’ rating from BRE, joining only 20 or so developments across the UK which meet that standard. The utilisation of a sensitive landscaping scheme is designed to foster a sense of neighbourhood spirit through the creation of communal space.

The recyclable content of the construction materials has been independently analysed by WRAP and proven to be well above industry average standards and materials employed rate either ‘A’ or ‘B’ in the Green Guide to Specification.

Contributing to their ecological performance, energy consumption is minimised thanks to excellent thermal insulation levels in floors, walls and roofs, combined with high efficiency communal space and hot water heating, resulting in minimal carbon emissions.

Sustainable transport has also been a consideration with secure cycle storage provided for all homes and good public transport links available close to the developments.

Internal and external, low energy light fittings are provided to reduce electrical consumption and flow controls and dual flush toilets are specified to cut water usage. Domestic waste has also been considered and waste segregation facilities are provided both in the home and within the development to permit waste streaming.

Redrow has also committed to maintain a quality environment going forward by forming the Debut Management Company to ensure proper maintenance of the external fabric of the homes, the hard and soft landscaping areas and cyclical servicing requirements of the boilers and hot water heaters. The non-profit making Debut Management Company also assist our customers’ budgeting by managing utility bills on their behalf.

By June 2006, Redrow had secured Planning Consent for over 1,100 Debut homes across the UK around 200 of which are now occupied. Redrow has an objective to build 2,000 Debut homes per annum by the end of 2010.

The first Debut scheme at Willans Green, Rugby was selected to receive a BREEAM award as the highest scoring residential development within the Eco-Homes rating system in 2006. This was the only award presented to a volume residential developer and complements the 2006 Building Magazine Major Housebuilder award, secured by Redrow primarily for our commitment to innovation and sustainability.

The Debut concept represents a clear statement of Redrow’s commitment to the Government’s sustainable homes policy, which we believe should be promoted in a number of ways, meeting the desires and aspirations of all those wanting a home.

In a market where the average home costs over £180,000 and average salaries are below £30,000, 92% of homes in the UK towns and cities are out of reach of first time buyers.

The introduction of Debut confirms that the industry can rise to the challenge of meeting demand by providing open market, affordable homes.

As well as providing open market homes through Debut, Redrow works with Local Authorities and Housing Associations to deliver appropriate numbers of affordable homes on our developments.
